M城市综合体工程项目全生命周期成本管理研究

【摘要】：随着国家经济的不断发展,居民生活水平的不断提高,我国城市综合体项目在近年来得到了飞速的发展。由于此类项目建设范围广、投资金额大,投资周期长,而开发者的根本的目标是利益最大化,因此对该类型项目良好的成本管理工作至关重要。本文以项目管理理论为基础,以M城市综合体为案例,从建设工程全生命周期角度出发,研究项目决策期、设计期、施工期和运营期的成本管理。论文探讨了以BIM技术来实现项目的信息集成,解决项目执行过程中各参与方信息孤岛的问题,为各专业之间的有效沟通提供良好的平台,实现项目全生命周期的可视化管理和海量信息追踪,为全生命周期成本管理构建良好的平台架构。并将RFID技术与BIM技术相结合,对现场的信息进行实时准确的收集,实现现场使用设备、材料的定位和信息追踪,对现场施工人员进行实时管理,实现对工程项目材料、设备、人工等进行全生命周期的成本管理。本文通过对M城市综合体项目成本管理的分析,揭示了工程项目从立项到清理过程中存在的诸多成本管理问题,结合上述基于BIM和RFID等技术的全生命周期成本管理策略,提出了生命周期内各阶段问题的解决方法。本文的研究对相关的工程项目成本管理有参考价值。
[Abstract]:With the development of the national economy and the improvement of the living standard of the residents, the urban complex projects in our country have been developing rapidly in recent years. The fundamental goal of the developer is to maximize the benefits, so it is very important for the good cost management of this type of project. This paper is based on the project management theory, taking M urban complex as an example. From the point of view of the whole life cycle of construction engineering, this paper studies the cost management of project decision-making period, design period, construction period and operation period. This paper discusses the implementation of project information integration using BIM technology. To solve the problem of information isolated island in the process of project implementation, to provide a good platform for effective communication between the professionals, to achieve the project life cycle visual management and mass information tracking. This paper constructs a good platform architecture for the whole life cycle cost management, and combines RFID technology and BIM technology to collect the information on the spot in real time and accurately, so as to realize the use of equipment on the spot. Material location and information tracking, real-time management of site construction personnel, the realization of the project materials, equipment. Through the analysis of the cost management of M city complex project, this paper reveals many cost management problems in the process of project establishment to clean-up. Combined with the above BIM and RFID technology based on the life-cycle cost management strategy. The methods of solving the problems in each stage of the life cycle are put forward. The research in this paper has reference value for the cost management of related engineering projects.
