时代地产居住区景观标准化研究

【摘要】：国内房地产市场在经历了10年的高增长后，2014年下行的趋势日渐明显。行业的成熟和利润率的降低让住宅产业化和住宅建筑工业化成为房地产发展的必然趋势。在居住区产业化发展的大背景下，居住区的景观标准化是景观生产从手工业向工业化生产的关键过程。本文是在住宅产业化和住宅建筑工业化发展的大形式下，进行地产居住区景观设计标准化工作的研究。通过对国内相关文献和房地产标杆企业的景观标准化成果的学习，结合时代地产的企业理念和对景观的定义，研发出时代地产的景观标准化体系。景观标准化的研发成果在实际项目中运用，不仅为企业节省了开发时间和成本，同时还减少了社会的物质与人力资源的浪费，优化了社会资源的整合，为生态与可持续化发展做出了贡献。绪论部分首先以国内房地产行业的住宅产业化和住宅建筑工业化发展的大形势为背景，系统论述了居住区景观标准化发展的必要性和必然性。研究与工作相结合，提出时代地产景观标准化研究的目的和意义。最后在本章中对本论文的研究内容、研究方法、相关理论综述和相关概念进行界定，并对论文的框架做了介绍。第二章国内现阶段居住区景观标准化现状。在产业化与工业化的大环境下，，景观标准化设计对房地产业未来发展具有重要的意义。国内现阶段居住区的景观标准化工作已经取得了一些成果。本章主要介绍了万科、恒大、龙湖、绿城、金地等国内标杆房地产企业已有的标准化设计的发展状况。并对各大标杆地产的景观标准化中间存在的不足之处进行探讨。第三章时代地产景观标准化设计体系，本章与第四章是本文的重点。本章对本人参与研发的时代地产居住区景观标准化取得的成果做全面的介绍和解读。我们对居住区景观进行新的定义，在此基础上结合地产业的特点与时代地产的企业文化重新构建了一套景观标准化体系。时代地产的景观标准化体系相比行业内其它企业景观标准化体系思路更清晰、内容更完善、使用更成熟。景观标准化体系的建立又带动了构造标准化、材料清单标准化、采购标准化、成本标准化、施工工期标准化等各种标准的建立，在节省社会资源、提高行业效率等方面都有着重要的意义。第四章景观标准化设计在居住区开发的全过程应用，也是本文的重点之一。以时代地产的时代花城（清远）项目的景观设计为例，按项目的进度为主线，讨论景观标准化体系在各个不同阶段所承担的主要功能，并与之前没有景观标准化的情况作对比，论证景观标准化在住宅开发中所起的积极作用和对社会物质资源和人力资源的节省及对行业的贡献。同时在实践过程中对景观标准化与景观设计的乡土性、艺术性和多样性进行思考，对景观标准化跨企业的实行和全社会的推广进行探讨。第五章结语与展望部分对景观标准化在研发和使用过程中遇到的问题进行总结和思考，最后提出了自己对景观标准化未来发展方向的一些看法。
[Abstract]:After 10 years of high growth , the domestic real estate market trend is becoming more and more obvious . In the large background of the industrial development of residential area , the standardization of landscape standardization in residential area is the key process of the development of real estate . In the large background of the industrialization of residential area , the landscape standardization system of the real estate is developed . The research and development of landscape standardization is used in the actual project , which not only saves the development time and cost for enterprises , but also reduces the waste of social material and human resources , optimizes the integration of social resources , and contributes to the ecological and sustainable development . The introduction is based on the domestic real estate industry ' s housing industrialization and the development of residential building industrialization . The system discusses the necessity and necessity of the development of landscape standardization in the residential area . The research and the work combine to put forward the purpose and significance of the research on the standardization of the real estate landscape . At last , this chapter defines the research content , the research method , the relevant theoretical review and the relevant concepts in this chapter , and introduces the framework of the paper . In chapter 2 , the present situation of landscape standardization in residential area in China is very important . In the large environment of industrialization and industrialization , the landscape standardization design has important significance for the future development of real estate industry . The present chapter mainly introduces the development status of standardized design of domestic benchmark real estate enterprises such as Wanke , Evergrande , Longhu , Green City , JinDi and so on . In chapter 3 , the design system of landscape standardization of real estate in the era , this chapter and the fourth chapter are the focus of this paper . In this chapter , we introduce and interpret the results of the landscape standardization of real estate in the time of my participation in R & D . We have constructed a set of landscape standardization system based on the characteristics of the land industry and the enterprise culture of the times . The establishment of landscape standardization system also drives the establishment of the standard of standardization , standardization of materials list , standardization of procurement , standardization of cost , standardization of construction period , etc . , and has important significance in saving social resources and improving the efficiency of industry . The whole process of landscape standardization design in residential area is one of the key points in this paper . In this paper , the main functions of landscape standardization system in different stages are discussed in this paper . The fifth chapter summarizes and thinks about the problems encountered in the development and use of landscape standardization , and finally puts forward some views on how to standardize the future direction of landscape standardization .
