演化博弈视角下绿色建筑市场发展研究

【摘要】:能源与环境问题已成为威胁人类生存的主要问题之一。按照人口资源环境相均衡、经济社会生态效益相统一的原则,优化国土空间开放格局,促进资源的全面节约和有效利用,才能有效推动生态文明建设和促进可持续发展理念的推广。绿色建筑作为房地产行业内的新生事物,顺应国家节能减排的发展方向,是实现经济转型的重要发展动力,对我国节约资源与环境保护起着重要的影响作用。然而,我国绿色建筑市场仍发展处于初期阶段,面临各种复杂的问题:相关法律法规仍然有待健全,消费者对于绿色建筑的认识不足,高额的成本导致开发商缺乏开发动力,绿色建筑的市场推广面临重重阻力,推广效果并不乐观。 针对这一问题,本文在充分对比研究国内外相关文献的基础上,立足于我国绿色建筑市场的发展现状,分析绿色建筑市场的影响因素,运用系统论、博弈论、定性分析与定量分析相结合的手段深入研究房地产市场推广过程中各阶段的关键影响因素。通过对房地产市场上三大主体(政府、开发商、消费者)的动态演化博弈分析,得出在市场推广的各级阶段的最优引导策略,为政府建立以市场手段为主、行政命令为辅的绿色建筑市场发展机制提供可行的依据与建议。 本研究的主要工作内容包括: (一)界定了绿色建筑的基本内涵,对绿色建筑市场相关理论进行研究,分析指出影响绿色建筑能否有效推广的重要因素和目前市场发展存在的主要问题。(二)分析绿色建筑市场中三大主体的影响因素和市场发展面临的障碍。(三)通过建立动态演化博弈模型,分析博弈稳定均衡策略产生的条件,以此推断相关因素对市场的影响及演化过程,并对市场未来进行预测,分析政策在市场各个发展阶段的实施效果。(四)结合我国绿色建筑市场发展现状,综合国外对绿色建筑市场的推广手段与措施,提出一些探索性的建议,为政府有效推广与完善绿色建筑市场提供政策依据。
[Abstract]:Energy and environment problems have become one of the main problems threatening human survival. In accordance with the principle of balanced population, resources and environment, and the unity of economic, social and ecological benefits, the opening pattern of land and space should be optimized so as to promote the overall conservation and effective utilization of resources, In order to effectively promote the construction of ecological civilization and promote the promotion of the concept of sustainable development. Green building, as a new thing in the real estate industry, conforms to the development direction of national energy saving and emission reduction, is an important driving force to realize the economic transformation, and plays an important role in the conservation of resources and environmental protection in China. However, the green building market in our country is still in its initial stage, and it faces various complicated problems: the relevant laws and regulations still need to be perfected, the consumers' understanding of green building is insufficient, and the high cost leads to the lack of development power of the developers. The market promotion of green building faces numerous resistance, promotion effect is not optimistic. In order to solve this problem, based on the comparative study of domestic and foreign literature, based on the current situation of green building market in China, this paper analyzes the influencing factors of green building market, and applies system theory and game theory. Qualitative analysis and quantitative analysis are combined to study the key factors in the process of real estate market promotion. By analyzing the dynamic evolution game of the three main bodies (government, developer, consumer) in the real estate market, the optimal guiding strategy at all levels of market promotion is obtained. The development mechanism of green building market supplemented by administrative order provides feasible basis and suggestion. The main contents of this study are as follows: (1) the basic connotation of green building is defined, and the relevant theories of green building market are studied. This paper points out the important factors influencing the effective promotion of green building and the main problems existing in the current market development. (2) analyze the influencing factors of the three main bodies in the green building market and the obstacles to the development of the market. (3) by establishing the dynamic evolutionary game model, the paper analyzes the conditions under which the stable equilibrium strategy of the game is produced, and infer the influence and evolution process of the relevant factors on the market, and predict the future of the market. Analyze the effect of policy implementation at all stages of market development. (4) combining the present situation of green building market in our country and synthesizing the means and measures of promoting green building market abroad, some exploratory suggestions are put forward to provide the policy basis for the government to promote and perfect the green building market effectively.
