面向创意产业园的旧工业厂区活力再生研究

【摘要】：近年随着我国经济的发展、城市化的进程,在城市土地价值和产业结构升级双重影响下,一些工厂异地重建,导致城市中出现了闲置、废弃的工业厂区,如何利用旧厂区成为目前我国城市设计研究中的一个重要课题。此外,在今日信息化和知识经济化的背景下,作为一种新兴产业的创意产业成为推动城市经济发展的新引擎。面对创意经济时代的发展需求,欧美国家利用旧工业厂区发展创意产业园实现产业结构的调整,激发区域活力,提升城市形象。我国也出现了依托旧工业厂区建成的创意产业园,并对园区整体的统筹与规划设计以及工业遗存实体层面展开了一系列的研究和实践。由于本人研究生入学后的专业设计课选题是山东潍焦集团薛城老厂区更新改造,基于实地调研的基础上初步梳理归纳了旧厂区更新策略与设计方法继而完成了课程设计。结合这些基础研究,本人的硕士论文选题确定为面向创意产业园的旧工业厂区活力再生研究。本文以面向创意产业园的旧工业厂区为研究对象,通过文献查阅以及实地考察调研其在国内外的发展现状和特点,对我国北京、上海、广州地区的代表性的园区实例进行分析,并以北京的7个依托旧工业厂区建设的创意产业园进行了实地调研和问卷调查。论文首先通过梳理相关概念,分析创意产业的类型和特点以及旧工业厂区的特征,探讨了依托旧工业厂区发展创意产业的原因和优势,并归纳出适宜创意产业发展的旧工业厂区的条件,指出在城市设计层面实现面向创意产业园的旧工业厂区活力再生的问题与挑战,并从文化、功能、空间三方面进行问题剖析。在此基础上,针对活力再生的问题,论文结合相关理论和国内外若干特色实例,文化方面提出保留与开发统筹策略,并从开发主体、开发方法和开发强度三方面进行探讨;功能方面从土地利用和功能配置展开研究,以土地综合利用为基本原则,探讨了功能定位与配置,并归纳出混合功能布局的模式。空间方面主要研究了外部空间环境的营造,并从改善园区道路与交通和重塑园区公共空间展开具体策略与方法的研究。论文最后通过山东潍焦集团薛城老厂区更新规划的实践案例加以论证和说明,做到了理论与实践相结合。希望为未来旧工业厂区的更新规划、创意园区的规划建设以及现有园区的优化提供可借鉴的模式与经验。进一步实现激活城市失落的空间、打造有活力的创意产业园、延续工业记忆的目的。
[Abstract]:In recent years, with the development of our economy and the process of urbanization, under the dual influence of the value of urban land and the upgrading of industrial structure, some factories have been rebuilt in different places, resulting in idle and abandoned industrial factory sites in the cities. How to make use of the old factory area has become an important subject in the study of urban design in our country. In addition, under the background of information and knowledge economy, creative industry, as a new industry, has become a new engine to promote the development of urban economy. In the face of the development demand of the creative economy times, the European and American countries use the old industrial factories to develop the creative industrial parks to realize the adjustment of the industrial structure, to stimulate the regional vitality and to promote the image of the city. The creative industrial park built on the old industrial factory area has also appeared in our country, and a series of research and practice have been carried out on the overall planning, planning and design of the park as well as the solid level of the industrial relic. Since I selected the subject of professional design course after my graduate school is Shandong Weijiao group Xuecheng old factory area renewal and transformation, based on the field investigation, the paper preliminarily summarized the old factory area renewal strategy and design method and then completed the curriculum design. Combined with these basic research, my master thesis selected as the creative industry park for the old industrial plant vitality regeneration research. This paper takes the old industrial factory area facing the creative industry park as the research object, through literature review and field investigation, analyzes the typical example of the park in Beijing, Shanghai and Guangzhou area of our country, through the investigation and investigation of its current situation and characteristics at home and abroad. Field investigation and questionnaire survey were carried out with 7 creative industrial parks based on the old industrial factory in Beijing. Firstly, by combing the related concepts, the paper analyzes the types and characteristics of creative industries and the characteristics of old industrial factories, and probes into the reasons and advantages of developing creative industries based on the old industrial plants. It also summarizes the conditions of the old industrial factory area suitable for the development of creative industry, points out the problems and challenges of realizing the vitality regeneration of the old industrial factory area facing the creative industry park at the level of urban design, and analyzes the problems from the aspects of culture, function and space. On this basis, aiming at the problem of vitality regeneration, combining with the relevant theories and some special examples at home and abroad, the paper puts forward the strategy of reservation and overall planning of development from the aspects of the main body of development, the method of development and the intensity of development. Based on the basic principle of comprehensive land use, this paper discusses the function orientation and allocation, and sums up the pattern of mixed function layout. In the aspect of space, the construction of external space environment is studied, and the strategies and methods of improving the road and traffic of the park and reshaping the public space of the park are studied. Finally, the paper proves and explains the practice case of the old factory district renewal planning of Xue Cheng of Shandong Weijiao Group, which combines theory with practice. It is hoped that the model and experience can be used for reference for the renewal planning of the old industrial plant in the future, the planning and construction of the creative park and the optimization of the existing industrial park. To further activate the lost space of the city, to create a dynamic creative industry park, and to continue the purpose of industrial memory.
