乡村养老度假村项目运作模式的比较研究

【摘要】：我国自1999年以来就开始步入老龄化社会,预计到2050年的时候我国的老年人认可将达到4.83亿,将占全球老年人的1/4,比发达国家老年人口的总和还要多出1亿。随着人口的快速老龄化,人们将不断关注养老问题,这意味着养老已经成为我国方兴未艾的大产业,乡村养老度假将成为解决我老年化问题和发展现代服务业的一个重要方向。本文在相关文献和理论的描述分析基础上,思考以往的成熟研究成果设计出基于经济、社会文化、环境三个维度的乡村养老度假村项目的评价模型。并应用该模型对“联众模式”和“乡村市民社区模式”两种乡村养老度假村运作模式进行了评价。其次,就两种模式的特点设计调查问卷,在南京市选取有意愿参与该项目的老年人作为调查目标,分析消费者对这两种模式的偏好。调查分析认为马集镇巴山新村适合兴办休闲养老度假村项目；所设计的模型能够用于评价乡村养老度假村项目的运作模式；乡村养老度假村项目比较适合引用“乡村市民社区模式”来进行运作,但在其带来的生态效益方面需要进一步加强；老年消费者更青睐于在乡村认种果园、与村民分开居住、高品质、费用实惠并且能够和好友一同前往的度假养老方式。调查发现这种偏好并非一种模式所配备,所以在选择运作模式的同时需要对于两种模式各自取长补短,尽可能的满足消费者的合理需求。本文分析的结果表明：马集镇巴山新村在建设运作乡村养老度假村项目时应该遵循政府扶持、市场运作、完善相关法律条规、均衡社会、生态和经济效益等。
[Abstract]:China has stepped into an aging society since 1999, and it is estimated that by 2050, the recognition of the elderly in China will reach 483 million, accounting for a quarter of the world's elderly population, which is 100 million more than the total number of elderly people in developed countries. With the rapid aging of the population, people will pay more attention to the problem of the aged, which means that the old-age care has become a big industry in the ascendant of our country. Rural old-age vacation will become an important direction to solve the problem of aging and to develop the modern service industry. Based on the description and analysis of relevant literature and theory, this paper designs an evaluation model of rural old-age resorts based on the three dimensions of economy, social culture and environment. The model is used to evaluate the two modes of rural old-age resorts: "United mode" and "rural citizen community model". Secondly, the questionnaire is designed on the characteristics of the two models. The elderly who are willing to participate in the project are chosen as the survey targets in Nanjing to analyze the preference of consumers to the two models. The investigation and analysis show that Bashan New Village in Maji Town is suitable for setting up the leisure old-age resort project, and the model designed can be used to evaluate the operation mode of the rural old-age resort project. The rural old-age resort project is more suitable to use the "rural citizen community model" to operate, but the ecological benefits it brings need to be further strengthened. The elderly consumers prefer to recognize the orchard in the countryside and live separately from the villagers. High quality, affordable and able to go with friends on holiday pension. It is found that this kind of preference is not provided by one mode, so it is necessary to learn from each other while choosing the operating mode to satisfy the reasonable needs of consumers as much as possible. The results of this paper show that: in the construction and operation of rural old-age resorts project in Bashan New Village of Ma Ji Town, government support, market operation, improvement of relevant legal rules and regulations, balance of social, ecological and economic benefits should be followed.
