中国房地产市场利益主体对住房价格的影响研究

【摘要】:中国房地产行业发展到今天,经历了从无到有、从不完善到逐渐成熟、从作为国民经济的重要组成部分到成为支柱性产业,备受社会各界的关注。社会经济的历史性改革推动着房地产业在探索中不断前进,房地产市场在各级政府的重视下逐步规范,房地产业带动国民经济快速增长,城市面貌和居民消费观念发生了根本性变化。 然而,房地产市场在发展过程中也暴露出来一些不容忽视的问题。我国房地产业连续以超高的速度发展,虚高的房价已经远远超出了城镇居民的购买能力,购房消费成为城镇居民沉重的负担;房地产公司与地方政府的共同利益导致地方政府腐败,大型房地产公司的盈利能力不强,而中小房地产公司在行业市场中处于不利地位,公平竞争的市场环境有待改善;房地产开发商热衷于开发大户型的高中档商品房,商品房空置化现象严重,而保障性住房建设比率过低,现有的商品房供应结构不能满足消费者需求。 鉴于房地产市场出现的种种问题,我们对房地产市场深入研究,认为,从房地产市场利益主体角度研究住房价格更能抓住问题的关键。 本文共分为五个部分,第一章绪论介绍了文章的研究背景及选题意义、国内外研究现状、研究思路与研究方法三个部分。第二章从中国房地产市场的利益主体角度,对利益主体进行细分,分别研究了中央政府、地方政府、房地产开发商、商业银行、购房者的行为理论。第三章首先论述了我国房地产市场住房价格现状,指出房价过快上涨的问题,然后针对主要利益主体的行为文章分析了引起这些行为的原因,即政府职能履行失当、片面追求利益最大化、相关法律法规不健全、信息不对称等。第四章通过模型设定、数据相关性检验得出回归结果,用实证分析方法研究各利益主体与住房价格上涨的关联性。地方政府通过地价与房价互相推动而使自己的利益最大化;开发商通过对房地产市场住房供给的调节影响房价从而取得超额利润;商业银行提高贷款力度导致房地产热;而投机者的投机性需求更是房价上涨的助推器等。针对上文对市场利益主体行为引起房价上涨的理论和现实,文章第五章提出政策建议,认为促进并完善政府职能的转变、建立房地产市场利益均衡体制、完善房地产价格调控法律制度、降低信息不对称的影响而提升市场交易效率等措施能够有效得解决房地产市场价格非理性上涨的势头,并能平衡房地产市场各参与者的利益关系,促进房地产市场平稳健康发展。第六章对全文做出三点总结。 在论文切入点上,本文选择房地产市场众多利益主体为研究对象。目前,我国房地产市场研究,还很少看到从市场利益主体角度进行全面、系统分析的文献资料。本文从这一视角,深入分析了我国房地产市场的各主体利益关系,以及这些利益关系发展变化对房地产价格的影响机制。在研究方法上,本文综合运用实证分析法、定性分析法、规范分析法以及主体分析法、利益分析法等,以此来分析我国的房地产市场问题,更具有现实针对性,更能抓住问题的本质。
[Abstract]:The Chinese real estate industry has developed from nothing to the present, from imperfection to maturity. From being an important part of the national economy to becoming a pillar industry, it has attracted much attention from all walks of life. The historical reform of the social economy has promoted the continuous progress of the real estate industry in the exploration, and the real estate market is paying attention to the government at all levels. Under the gradual standardization, the real estate industry has driven the rapid growth of the national economy, and the fundamental changes have taken place in the urban landscape and the consumption concept of the residents.
However, the real estate market in the process of development also exposes some problems that can not be ignored. China's real estate industry continues to develop at a high speed, and the housing price has far exceeded the purchasing capacity of urban residents, and the purchase and consumption has become a heavy burden for urban residents; the common interests of the Real Estate Company and the local government lead to the common interest. The government corruption, the large Real Estate Company's profitability is not strong, and the small and medium Real Estate Company are in the disadvantageous position in the industry market, the fair competition market environment needs to be improved; the real estate developers are keen to develop the large type high school commodity housing, the commercial housing vacancy is serious, and the ratio of the guaranteed housing construction is too low. Some commercial housing supply structure can not meet the needs of consumers.
In view of the problems in the real estate market, we study the real estate market deeply, and think that the key to the problem is to study the housing price from the perspective of the real estate market.
This article is divided into five parts. The first chapter introduces the research background and the significance of the topic, the research status at home and abroad, the research ideas and research methods three parts. The second chapter subdivides the interest subject from the interest subject of the Chinese real estate market, and studies the central government, the local government, the real estate developers and the merchants respectively. The third chapter first discusses the present situation of housing price in the real estate market in China, points out the problem of the rapid rise of the house price, and then analyzes the reasons for these behaviors according to the behavior articles of the main interests, that is, the government function is misperformed, the one sided pursuit of the maximization of interest, and the imperfect laws and regulations, Information asymmetry and so on. In the fourth chapter, the regression results are obtained through model setting, data correlation test, and empirical analysis method is used to study the relationship between the interest subject and the housing price rise. The local government maximizes its interests through the mutual promotion of land price and house price, and the developer can adjust the housing supply through the real estate market. In the fifth chapter, the fifth chapter of the article puts forward some suggestions to promote and improve the function of the government. Change, establish the equilibrium system of the interest of the real estate market, perfect the legal system of the real estate price regulation and control, reduce the influence of the information asymmetry and improve the market transaction efficiency can effectively solve the irrational rising trend of the real estate market price, balance the interest relationship of the real estate market participants, and promote the real estate market. Stable and healthy development. The sixth chapter makes three summaries of the full text.
At the point of the paper, this paper chooses the many stakeholders in the real estate market as the research object. At present, the research of real estate market in China is seldom seen from the perspective of market interest, which is a comprehensive and systematic analysis. In the research method, this paper uses empirical analysis method, qualitative analysis method, normative analysis method, main analysis method and interest analysis method to analyze the real estate market problem in our country, which is more realistic and can grasp the essence of the problem.
