厦门市保障性租赁房套型性能优化设计研究

【摘要】：近年来，国家开始不断加大住房保障力度，并且已对其展开大量建设。我国采取多种方式对不同类型家庭实施住房保障，以解决中低收入家庭的住房问题，特别是公共租赁房，是保障性住房的重点发展对象。厦门市对不同收入家庭实行不同的住房保障政策，包括保障性商品房、保障性租赁房和廉租房3种类型。而在计划建设的保障性住房中，有85%属于保障性租赁房。厦门市保障性住房走向“以租为主”的供应结构。但租赁房的建设仍处于前期摸索之中，急需对建设标准和设计理论进行研究。本文从实地调研入手，，了解厦门市保障性住房的基本政策和建设情况，并对入住2年以上的项目进行了入户以及问卷调研，获知现有保障性租赁房使用过程中存在的问题和用户的真实需求。继而以用户需求为基础，并对保障性租赁房套型性能的设计影响因素进行逐一分析，及时总结现有建设存在的问题，为进一步研究提供依据。再以保障性租赁房的套型性能为研究核心，并进一步将其分为套型布局、套型尺度和套内空间配置三方面进行研究。通过大量借鉴国内外已有研究和优秀案例，对现有设计进行统计分析等综合研究。且在厦门市社会保障性住房建设指导标准的基础上细化针对性的细则要求，优化普通租赁房套型性能，从而达到在有限的面积控制下最大限度提高居住品质。最后综合以上研究思路，并提出了厦门市保障性租赁房套型设计标准参考体系，希望通过设计的标准化、规范化和整体化达到套型整体性能的改善，并能对今后的同类建设起到一定的启示和借鉴作用。
[Abstract]:In recent years, the country began to increase the strength of housing security, and has been a large number of construction. In order to solve the housing problems of low- and middle-income families, especially the public rental housing, China has adopted various ways to implement housing security for different types of families, which is the focus of the development of affordable housing. Xiamen implements different housing security policies for different income families, including three types of affordable commercial housing, affordable rental housing and low-rent housing. And in the planned construction of affordable housing, there are 85% of affordable rental housing. Xiamen city supportable housing towards the "rent-based" supply structure. However, the construction of rental housing is still in the early stage of exploration, and it is urgent to study the construction standards and design theory. This paper starts with the field investigation, understands the basic policy and construction situation of the indemnificatory housing in Xiamen, and carries on the household and the questionnaire investigation to the project which has lived for more than 2 years. Know the problems existing in the use of the existing affordable rental housing and the real needs of users. Then, based on the user's demand, this paper analyzes the factors that affect the design of the suites' performance, and sums up the existing problems in order to provide the basis for further research. Then, the study focuses on the performance of affordable rental housing, and further divides it into three aspects: the layout of the suite, the scale of the suite and the space allocation inside the suite. Through a large number of domestic and foreign existing research and excellent cases, the existing design statistical analysis and other comprehensive research. On the basis of the guiding standard of social security housing construction in Xiamen, the detailed rules and regulations are refined to optimize the performance of ordinary rental housing, so as to maximize the living quality under the control of limited area. Finally, the above research ideas are synthesized, and the standard reference system for the design of affordable rental housing in Xiamen is put forward. It is hoped that through the standardization, standardization and integration of the design, the overall performance of the suite can be improved. And can play a certain role in inspiration and reference to similar construction in the future.
