我国住宅装修发展状况研究与道路探索

【摘要】： 近些年来随着我国国民经济的不断增长，人民的生活水平日益提高，对居住环境的要求也越来越高，尤其是实行住房制度改革后，房地产业蓬勃发展，商品房大量涌现，住宅成为亿万人民的自有财产，极大地刺激了住宅装修的发展。以往住宅装修一直仅是建筑装修行业中极不起眼的小分支，但随着住宅装修迅速发展壮大，它所创造的产值已与公共工程装修相当，而且还有更强劲的发展势头，于是住宅装修逐渐从建筑装修行业中独立出来，成为独具特色、自成体系的新兴产业。 住宅装修行业发展之迅猛是令人惊喜的，但也难免有迅速膨胀带来的混乱。缺乏管理的无序装修造成的质量问题、安全隐患、环境污染、经济纠纷、噪音扰民等使住宅装修成为消费者投诉热点之一。针对出现的问题，相关的建设行政主管部门应充分研究住宅装修业的现实状况，及时制订相应政策，使住宅装修行业走向制度化、规范化，使住宅装修行业得到健康发展。商品住宅装修一次到位的政策的出台和菜单式装修方式的推广，解决了当前住宅装修面临的问题，同时也能满足消费者对多样化、个性化装修的需求。 随着社会的不断进步和生产力的不断提高，住宅装修行业必然从传统的现场手工作业走向工厂预制、机械化生产、现场装配的装配式住宅装修发展道路。装配式的生产模式将使住宅装修摆脱在传统生产方式下的困境，在实现工厂化、标准化的同时，满足不同使用者需求。但由于现在的社会经济、科学技术、社会化协作的水平的限制，装配式住宅装修不可能立即实现，，还有一段很长的路要走。但它符合社会化大生产发展，是住宅装修发展的大势所趋，在正确道路指引下，加快技术进步、加强管理建设，装配式住宅装修必然会得到实现。 无论是建设行政主管部门还是住宅装修行业的从业者、研究相关课题的学者，都应该立足现在、放眼未来，思考在当前状况和条件下如何推动我国住宅装修行业健康、稳健地发展，并积极探索住宅装修行业的未来之路。
[Abstract]:In recent years, with the continuous growth of our national economy, the living standard of the people is improving day by day, the living environment is also higher and higher, especially after the reform of housing system, the real estate industry develops vigorously, and a large number of commercial houses emerge. Housing has become the property of hundreds of millions of people, which greatly stimulates the development of housing decoration. In the past, residential decoration has been only a small branch of the construction decoration industry, but with the rapid development of residential decoration, it has created the same output value as public works decoration, and there is a stronger momentum of development. As a result, housing decoration is gradually independent from the construction decoration industry, becoming a unique, self-developed emerging industry. The rapid development of the residential decoration industry is a surprise, but it is also inevitable that the rapid expansion of the chaos. Lack of management caused by disorderly decoration quality problems, safety risks, environmental pollution, economic disputes, noise disturbance and so on, make residential decoration become one of the hot points of consumer complaints. In view of the existing problems, the relevant construction administrative departments should fully study the reality of the residential decoration industry and formulate relevant policies in time to make the residential decoration industry institutionalized and standardized, so as to make the residential decoration industry develop healthily. The introduction of the policy of once-in-place decoration and the promotion of menu-style decoration have solved the problems faced by the current housing decoration and can also meet the needs of consumers for diversified and personalized decoration. With the continuous progress of society and the continuous improvement of productivity, residential decoration industry is bound to go from traditional manual operation to factory prefabrication, mechanization production, field assembly of assembled residential decoration development road. The assembly mode of production will make the housing decoration get rid of the dilemma under the traditional mode of production, and meet the needs of different users while realizing the industrialization and standardization. However, due to the current socio-economic, scientific and technological, socialized level of collaboration constraints, assembly housing decoration can not be achieved immediately, there is still a long way to go. However, it accords with the development of socialized large-scale production and is the general trend of the development of housing decoration. Under the guidance of the correct road, speeding up the technological progress, strengthening the management and construction, the decoration of the assembled house will certainly be realized. Whether it is the administrative department of construction or the practitioners of the residential decoration industry, scholars studying related topics should base themselves on the present, look into the future, and think about how to promote the health of the residential decoration industry in China under the current situation and conditions. Steady development, and actively explore the future of the residential decoration industry.
