建筑工程项目全寿命周期工程造价的分析与研究

【摘要】:随着我国加入世界贸易组织并逐步建立社会主义市场经济体制后,全过程工程造价管理模式已经不能适应现阶段工程造价控制的需要,通过对各阶段的工程造价控制的现存问题与影响因素进行详细分析,提出相应的解决方案和措施,为建设项目在全寿命周期内总造价最低提供依据和解决措施。本文对全寿命周期内各阶段所存在的问题及影响因素提出相应的解决措施,以此来解决我国在建筑工程造价控制的过程中出现的各种弊端,主要做了以下内容:(1)分析研究国内外工程造价控制的现状;(2)研究项目决策阶段工程造价重要性以及在全寿命周期内的重要地位;(3)研究建筑工程项目设计阶段工程造价重要性及其意义,在保障工程项目质量的前提下,利用价值工程为降低建设项目的工程造价提供解决方案;(4)分析建筑工程项目招投标阶段的特点及其重要性,并结合当下实际工程中所存在的实际问题,提出建筑工程项目招投标阶段造价控制的具体措施;(5)分析在建筑工程项目施工及竣工验收结算阶段工程造价控制的现存问题,提出相应的解决措施,为施工及竣工验收结算阶段降低建筑工程项目总造价提供参考和依据;(6)分析在建筑工程项目运营维护及拆除阶段工程造价控制的现存问题,提出有针对性的解决措施,研究在建筑工程项目合理确定工程质量的方法以及建筑项目在该阶段0T点科学合理的确定方法。本文结合郑州市瑞达路与科学大道交叉路口的商用办公楼实际工程案例,对该工程由项目前期阶段、实施阶段、运营维护阶段等的工程造价管理的分析,分析了建筑项目的工程造价控制在全寿命周期各个阶段的现存问题以及有关影响因素,然后根据各阶段的特点及问题提出相应的解决措施。总之,在全寿命周期内的各个阶段,应以全寿命周期的成本管理进行工程造价的管理工作,为建筑项目的增值提供保障。
[Abstract]:With China's accession to the World Trade Organization and the gradual establishment of a socialist market economic system, the mode of project cost management in the whole process can no longer meet the needs of engineering cost control at the present stage. Through the detailed analysis of the existing problems and influencing factors of the construction cost control in each stage, the corresponding solutions and measures are put forward, which provide the basis and solution for the lowest total cost of the construction project in the whole life cycle. In this paper, the problems existing in each stage of the whole life cycle and the influencing factors are put forward to solve the problems in the process of construction cost control in our country. The main contents are as follows: (1) analyzing and studying the current situation of project cost control at home and abroad; (2) studying the importance of project cost and its importance in the whole life cycle; (3) studying the design stage of construction project. The importance and significance of cost, Under the premise of ensuring the quality of the project, the value engineering is used to provide a solution for reducing the construction cost of the construction project. (4) the characteristics and importance of the bidding stage of the construction project are analyzed. Combined with the practical problems existing in the current actual project, the paper puts forward the concrete measures of cost control in the bidding stage of the construction project; (5) analyzes the existing problems of the engineering cost control in the stage of construction and acceptance settlement of the construction project, The corresponding solving measures are put forward to provide reference and basis for reducing the total cost of construction project in the stage of construction and completion acceptance and settlement. (6) to analyze the existing problems of engineering cost control in the stage of operation and maintenance and demolition of construction project. This paper puts forward some pertinent measures to solve the problem, and studies the methods of determining the engineering quality reasonably in the construction project and the scientific and reasonable determination method of the construction project at 0T point in this stage. Combined with the actual project case of commercial office building at the intersection of Ruida Road and Science Avenue in Zhengzhou City, this paper analyzes the project cost management in the early stage of the project, the stage of implementation, the stage of operation and maintenance, etc. This paper analyzes the existing problems and relevant influencing factors of construction cost control in every stage of the whole life cycle, and then puts forward corresponding solutions according to the characteristics and problems of each stage. In a word, in every stage of the whole life cycle, the cost management of the whole life cycle should be used to manage the project cost so as to provide the guarantee for the increment of the construction project.
