酒店投资开发模式与经济评价研究

【摘要】：随着国民经济的快速增长,人民生活水平的日益提高,消费观念的改变,给酒店行业的发展带来了契机,酒店建设项日越来越多,特别是高档次酒店、特色主题酒店的建设吸引了大量的投资者进入。国家对旅游、旅行度假的政策支持力度也逐渐加大,中国旅游业近年来得到飞速发展。酒店行业未来拥有了大量的国际、国内市场。酒店项目投资也面临许多的建设问题、经营问题,包括酒店建设阶段的规划定位、设计建造；酒店的投资规模、发展模式,以及酒店经营阶段的盈利能力、供给结构、风险分析、风险管理等。本文首先阐述了国内酒店业的建设现状,对目前酒店产业的构成比例进行了数据分析,讲述了近年来酒店业得以快速发展的原因,紧接着提出了相关问题,酒店业的迅速发展带来的土地资源问题、环境问题、能源问题以及酒店业自身建设过程中存在的诸多关键要素。在文献综述中,对国内外的酒店建设和发展进行了阐述,分析对比了国内外酒店业的发展情况,通过分析国内酒店投资建设存在的相关问题,得出了某些启示,对国外酒店建设的先进经验学习借鉴。针对酒店项目盈利能力,本文从不同角度、不同模式进行了分析,认为酒店业的盈利能力包括很多关键元素,认为酒店建设时必须充分掌握外界环境、市场情况及政府政策,充分进行定位研究,在酒店选址、酒店规模、建造标准、市场定位方面做充分研究。然后,针对风险分析管理做出相关介绍,通过一些措施和方法尽量降低投资回报风险的发生概率,应用科学的风险管理知识进行风险管理。最后,本文针对国内某些酒店建设的相关案例进行了分析,结合一定的实例研究分析洒店业项目投资建设及经济评价等内容。
[Abstract]:With the rapid growth of the national economy, the increasing improvement of people's living standard and the change of consumption concept, the development of hotel industry has brought opportunities, and hotel construction has become more and more, especially high-grade hotels. The construction of characteristic Hotel Theme attracts a large number of investors. China's tourism industry has developed rapidly in recent years. Hotel industry in the future has a large number of international, domestic market. Hotel project investment also faces many construction problems, management problems, including planning, positioning, design and construction of hotel construction, investment scale, development model, profitability and supply structure of hotel management. Risk analysis, risk management, etc. This paper first expounds the present situation of the hotel industry in China, analyzes the proportion of the hotel industry, explains the reasons for the rapid development of the hotel industry in recent years, and then puts forward the related problems. The rapid development of hotel industry brings about the problems of land resources, environment, energy and many key elements in the process of hotel construction. In the literature review, this paper expounds the hotel construction and development at home and abroad, analyzes and compares the development situation of the hotel industry at home and abroad, and draws some enlightenment by analyzing the problems existing in the domestic hotel investment construction. Learn from the advanced experience of hotel construction abroad. This paper analyzes the profitability of hotel projects from different angles and models, and concludes that the profitability of hotel industry includes a lot of key elements, and that hotel construction must fully grasp the external environment, market conditions and government policies. Make full research on hotel location, hotel size, construction standards and market positioning. Then, this paper introduces the risk analysis and management, and adopts some measures and methods to reduce the probability of investment return risk and apply scientific risk management knowledge to risk management. Finally, this paper analyzes some related cases of hotel construction in China, and analyzes the investment construction and economic evaluation of the hotel industry with some examples.
