基于系统动力学的住宅产业化推进策略研究

【摘要】：住宅产业化在国内的发展才刚刚起步，还处在初级的阶段。国内产业化的相关标准和体系的缺失，使得住宅产业化的发展遇到了很大的阻力，住宅产业化未能形成完整的产业链。住宅产业化能够有效提升住宅的质量和性能，并且大大缩短建设周期，在规模效应的作用下其成本会有很大的下降空间，这些优点正好能弥补当前政府保障房建设的不足。本文将住宅产业化的建造方式引入到保障房的建设中，以产业化的优势克服保障房建设中存在的问题，并且通过保障房建设这一平台，推动住宅产业化在国内的发展。本文将政府保障房和住宅产业化作为研究对象，把保障房建设，整个住宅市场，城市经济，城市人口和住宅产业化发展的各要素结合为一个系统，用系统动力学的理论对其建模，建立一个以保障房建设为平台的住宅产业化推进策略系统动力学模型。模拟出产业化的方式建造保障房能对住宅产业化在国内的发展起到的积极推动作用。采用Vensim软件对保障房建设中推行住宅产业化的推进策略进行了仿真模拟。根据建立的SD（System Dynamics）模型，以武汉市的数据进行了实证研究。模拟结果显示在保障房建设中推行住宅产业化后，产业化的发展有一定程度的加快。通过实证研究，当政府在保障房建设中推行住宅产业化的建造方式后，对于国内产业化的发展起到了积极的作用。政府的介入，使得住宅产业化体系的建立和完善的速度大大加快，加速了住宅产业化的发展进程，，加快了产业化水平的提高。通过在保障房建设中推行住宅产业化使我国住宅产业化的发展有了一定程度的加快，对我国住宅产业的发展有着积极的意义。
[Abstract]:Housing industrialization in the domestic development has just started, is still in the primary stage. The lack of relevant standards and systems of domestic industrialization makes the development of housing industrialization meet with great resistance, housing industrialization can not form a complete industrial chain. Housing industrialization can effectively improve the quality and performance of housing, and greatly shorten the construction cycle, its cost will be greatly reduced under the effect of scale effect, these advantages can make up for the shortcomings of the current government indemnificatory apartment construction. This paper introduces the construction mode of housing industrialization into indemnificatory apartment's construction, overcomes the problems existing in the building of indemnificatory apartment with the advantage of industrialization, and promotes the development of housing industrialization in China by building this platform. In this paper, the government indemnificatory apartment and housing industrialization as the research object, the entire housing market, the whole housing market, urban economy, urban population and housing industrialization development elements into a system, Based on the theory of system dynamics, a system dynamic model of housing industrialization promotion strategy based on indemnificatory apartment is established. To simulate the way of industrialization construction indemnificatory apartment can play an active role in promoting the development of housing industrialization in China. This paper simulates the strategy of promoting housing industrialization in indemnificatory apartment construction by using Vensim software. According to the established SD (System Dynamics) model, the empirical study is carried out with Wuhan data. The simulation results show that the development of housing industrialization accelerates to a certain extent after the implementation of housing industrialization in indemnificatory apartment construction. Through empirical research, when the government carried out housing industrialization in indemnificatory apartment construction, it played a positive role in the development of domestic industrialization. The government intervention speeds up the establishment and perfection of the housing industrialization system, accelerates the development process of the housing industrialization, and accelerates the improvement of the industrialization level. Through the implementation of housing industrialization in the construction of indemnificatory apartment, the development of housing industrialization in China has been accelerated to a certain extent, which has positive significance for the development of housing industry in China.
