民营旅游景区运营模式研究

【摘要】:我国旅游业的快速发展和旅游需求的增加,刺激了旅游景区的建设和发展。而由于管理体制的限制,景区的经营管理存在着诸多问题。对此,国家相关部门提倡对景区的经营管理模式进行改造。同时,国内市场经济环境的改善极大地促进了民营资本的发展,旅游业成为资本投资的又一热点。旅游景区经营管理改革的要求和资本逐利的本质使得民营资本投资旅游景区成为了旅游景区发展过程中的必然。 目前,国内学者对民营资本投资旅游景区的研究多集中在投资的可行性、开发中出现的问题和对策以及开发模式等方面,而对民营资本投资旅游景区后景区的运营管理缺乏深入系统的研究。国家政策的放宽和民营企业参与旅游景区经营管理的现状使得对民营旅游景区经营管理的研究成为必然趋势。 本文就是在此基础上,综合分析现有实践和理论研究成果,提出民营旅游景区运营的一般模式,以期对民营旅游景区的运营管理提供理论参考和建议。首先,,对国内外相关研究成果和基本理论进行分析,界定了民营旅游景区的概念并对景区企业化经营的整体租赁模式、股份制企业模式、上市公司模式进行了详细阐述;其次,对国内民营旅游景区运营现状、环境、问题进行了分析,并提出民营旅游景区运营面临的政策、国有资产流失、生态破坏、合作等的风险;再次,在上述研究的基础上提出模式构建的系统性、实践性、指导性原则,从经营模式、管理模式和盈利模式三大环节构建民营旅游景区运营模式。经营模式要从构建公司治理结构、企业经营战略制定两个方面进行研究。管理模式从景区内部管理和外部管理两方面进行研究,内部管理是经营企业的管理和景区管理机构的行政管理,外部管理则包括政府相关部门、社区、媒体和相关社会团体的监督管理。概述了景区盈利的“三高”、旅游地产、庙宇现代化、旅游地域综合体模式。并提出完善景区运营的政府、金融、同业、社区等支撑因素,构建支撑体系;最后,以青岛茶山风景区的民营化运营为例,在分析茶山风景区经营管理的现状的基础上,提出完善景区民营化运营的几点建议和对策,对本文所构建的民营旅游景区运营模式进行实践论证。在文章的结尾,针对本文的研究成果和不足提出了未来研究的展望,希望对后续研究有所借鉴和参考。 本文的创新之处有以下几点:首先,吸取旅游景区和民营企业的相关概念和特征因素,对民营旅游景区的概念和特征进行了界定;其次,民营旅游景区运营模式的构建大量汲取了企业管理和景区发展的相关理论研究成果,即产权理论、利益相关者理论、公司治理结构理论和旅游地生命周期理论;再次,不同于以往景区的管理研究,对民营旅游景区运营模式的研究从经营、管理和盈利三个角度进行分析,突出了民营旅游景区企业经营的盈利模式,并提出构建民营旅游景区运营的支撑体系。
[Abstract]:The rapid development of China's tourism industry and the increase of tourism demand stimulate the construction and development of tourist attractions. Due to the restriction of the management system, there are many problems in the management and management of the scenic spots. With the development of private capital, tourism has become another hot spot of capital investment. The requirements of the reform of the management and management of tourist attractions and the essence of capital by profit make the tourism scenic spots of private capital a necessity in the development of tourist attractions.
At present, the domestic scholars mainly focus on the feasibility of investment, the problems and countermeasures as well as the development mode in the development of private capital investment tourist attractions, and the lack of deep and systematic research on the operation and management of the scenic spots after the private capital investment tourist attractions. The current situation of camp management makes the study of management and management of private tourist attractions become an inevitable trend.
On this basis, this paper makes a comprehensive analysis of the existing practice and theoretical research results, and puts forward the general mode of the operation of the private tourist attractions in order to provide theoretical reference and suggestions for the operation and management of the private tourism scenic spots. First, the relevant research results and basic theories at home and abroad are analyzed, and the concept of the private tourism scenic spots is defined and the concepts are defined. The overall lease mode of the scenic spot enterprise management, the model of shareholding enterprise and the model of the listed company are elaborated in detail. Secondly, the current situation, environment and problems of the domestic private tourist attractions are analyzed, and the policies of the operation of the private tourism scenic spots are put forward, the risk of the loss of state-owned assets, the ecological destruction, and the cooperation, and so on. On the basis of the research, the systematic, practical and guiding principles are put forward to construct the operation mode of the private tourism scenic spots from three aspects of management mode, management mode and profit model. The management mode should be studied from two aspects: the construction of the corporate governance structure and the enterprise management strategy. Management mode is managed from the interior of the scenic area and the management mode is in the area. Two aspects of external management are studied. Internal management is management of business enterprises and administrative management of scenic area management institutions. External management includes the supervision and management of relevant government departments, communities, media and related social groups. The "three high", tourism land, temple modernization and tourist regional complex model are summarized. In the end, on the basis of the analysis of the current situation of the management of Qingdao scenic area, some suggestions and countermeasures are put forward on the basis of the analysis of the current situation of the management of the scenic spots in the tea mountain. At the end of the article, the future research prospects are put forward in view of the research results and shortcomings of this article, and we hope to have some reference and reference for the follow-up research.
The innovation of this paper has the following points: firstly, the concept and characteristics of private tourism scenic spots are defined by absorbing the related concepts and characteristics of the tourist attractions and private enterprises. Secondly, the construction of the operation mode of the private tourism scenic spots has drawn a great deal of relevant theoretical research results of the management of enterprises and the development of scenic spots, that is, the theory of property rights. The theory of stakeholder, the theory of corporate governance and the life cycle theory of tourist sites; thirdly, different from the management research of the previous scenic spots, the research on the operation mode of the private tourist attractions is analyzed from three angles of management, management and profit, which highlights the profit model of the enterprise management of the private tourism scenic spots, and puts forward the construction of private tourism.
