长白山药泉谷度假村项目开发策略研究

【摘要】:伴随着我国经济社会的飞速发展,人们已经从繁重的体力劳动中解放出来,越来越多的追求精神生活的丰富性,旅游业以空前的强劲势头迅速发展,旅游项目的开发便更加频繁。而旅游项目的开发是一项极其复杂的系统工程,离不开精心筹谋策划和科学的论证。项目开发的策略更加需要经历一个前后关联、彼此制约而又互为推动、循序渐进的思维过程的研究,才能够更好的保障项目的成功。 长白山是中华十大名山、是满族的发祥地、5A级旅游景区之一,是三江(松花江、图们江、鸭绿江)之源,也是东北亚国际著名的名山。目前中国旅游正处于观光向休闲度假方向发展的阶段,,长白山独特的地理气候条件得天独厚,温泉谷度假村的开发,完全符合这一趋势。随着人文旅游、休闲度假旅游的兴起,旅游产品的丰富,独特的景观资源和浓厚的人文底蕴将使长白山一改过去单一的旅游形式,成为旅游休闲的胜地,将会带来巨大的客流量和经济收益。 我国开发利用温泉历史悠久,最早可以追溯到汉朝。而温泉旅游则是近些年才开始快速发展的,主要是伴随着人们对观光娱乐、康疗保健、休闲度假、美容美体等需求增加逐渐兴起的旅游项目。因此,对长白山药泉谷度假村的开发策略研究具有重大的理论和现实意义。 本文首先阐述长白山药泉谷度假村项目的概况。接着对国内休闲市场的趋势及相关行业酒店业的市场现状做出分析,同时介绍该项目的开发单位的实力情况。并对项目的相关概念及理论进行归纳和梳理,重点突出介绍了温泉旅游及体验旅游的相关概念和历史渊源。 其次,通过对搜集的相关数据的整理,从总体发展趋势、客源结构和客流量三个维度分析了长白山旅游的市场现状及发展趋势。并对药泉谷项目环境的地理位置和自然条件方面进行分析,运用SWOT分析法对项目开发的自身优势劣势和外在的机遇及竞争威胁进行全面剖析。 最后对药泉谷项目的市场目标及功能详细的定位,并用基础数据估算、投资效益分析和风险及敏感性分析得出该项目投资的可行性;进而提出完善配套基础设施、主打药泉养生品牌、突出节能环保特色、创新养生保健形式等的具体开发策略和实施保障措施,并做出研究的总结和展望。
[Abstract]:With the rapid development of our country's economy and society, people have been liberated from heavy manual labor, and more people are pursuing the richness of spiritual life. Tourism is developing rapidly with unprecedented strong momentum. Tourism projects are being developed more frequently. The development of tourism project is an extremely complex system engineering, which can not be separated from careful planning and scientific demonstration. The strategy of project development needs to go through a relationship, restrict each other, promote each other, step by step study of the thinking process, in order to better ensure the success of the project. Changbai Mountain is one of the top ten famous mountains in China and one of the 5A-grade tourist attractions of Manchu nationality. It is the source of three rivers (Songhua River, Tumen River, Yalu River), and is also a famous international mountain in Northeast Asia. At present, Chinese tourism is developing from sightseeing to leisure vacation. The unique geographical and climatic conditions of Changbai Mountain are unique, and the development of Hot Spring Valley Resort fully accords with this trend. With the rise of humanistic tourism, leisure tourism, rich tourism products, unique landscape resources and strong cultural heritage, Changbai Mountain will change its single form of tourism and become a resort for tourism and leisure. Will bring huge passenger flow and economic benefits. The development and utilization of hot springs in China has a long history, which can be traced back to the Han Dynasty. The hot spring tourism is only beginning to develop rapidly in recent years, mainly with the increasing demand for sightseeing and entertainment, health care, leisure vacation, beauty and other tourism projects. Therefore, it is of great theoretical and practical significance to study the development strategy of Changbai Mountain Yaoquan Valley Resort. This article first elaborates the Changbai mountain medicine spring valley holiday village project general situation. Then the trend of domestic leisure market and the current situation of hotel industry in related industries are analyzed, and the strength of the development unit of the project is also introduced. The related concepts and theories of the project are summarized and combed, and the related concepts and historical origins of hot spring tourism and experience tourism are emphatically introduced. Secondly, through the collection of relevant data, from the overall development trend, tourist structure and passenger flow three dimensions to analyze the market situation and development trend of Changbai Mountain tourism. The geographical location and natural conditions of the project environment are analyzed, and the advantages and disadvantages, external opportunities and competitive threats of the project development are analyzed by using SWOT analysis method. Finally, the market objectives and functions of the project are positioned in detail, and the feasibility of the investment is obtained by using basic data estimation, investment benefit analysis and risk and sensitivity analysis. The main brand of Yaoquan health preservation, highlighting the characteristics of energy conservation and environmental protection, innovative health care forms and other specific development strategies and implementation of security measures, and make a summary of the research and prospects.
