水之缘旅游房地产项目开发研究

【摘要】:中国旅游业的蓬勃发展,为旅游房地产业提供了巨大的发展空间,但目前国内很多旅游房地产项目在开发前期都没有详细地规划,仅仅足盲目地克隆、模仿,如何选择合适的、优化的开发模式成为开发企业急需解决的问题。而且旅游房地产在我国的发展尚处于初级阶段,还缺乏成熟的理论基础,因此,在借鉴国内外研究成果的基础之上,对旅游房地产的概念进行总体论述,探讨旅游房地产开发的理论基础,具有重要意义。 在国际旅游岛概念下,全国、全球对海南的消费需求热情进一步增长,海南成为全国,尤其是北方人群旅游休闲消费的首选地之一。国际旅游岛已经成为海南发展旅游业的新契机,也给方兴未艾的海南旅游房地产业提供了巨大的机会。水之缘旅游房地产项目位于海南省定安县黄竹镇南海农场,占地面积575362平方米(863亩);项目规划容积率0.8,项目总建筑面积46万平方米。如何利用优势资源将水之缘项目打造成旅游休闲度假特色突出的房地产项目,是本文研究的重点。 本文首先对旅游房地产的相关概念进行了总体论述,,在借鉴国内外研究成果的基础之上,探讨旅游房地产开发的理论基础,分析了旅游房地产的涵义和基本特征;其次,对国内旅游房地产的四种开发模式进行比较分析,总结其各自的优缺点;然后,具体分析了水之缘项目的所面临的机会威胁和优势劣势,运用基于SWOT分析法的旅游房地产开发模式选择模型,提出适合项目实际的开发模式,为开发商选择合适的、优化的开发模式提供决策依据;最后,根据项目的基础财务数据,对水之缘项目进行了经济效益评价,确定项目的可行性。
[Abstract]:The booming development of China's tourism industry has provided a huge space for the development of tourism real estate industry. However, at present, many domestic tourism real estate projects have not been planned in detail in the early stage of development, only blindly cloned, imitated, and how to choose the right one. Optimization of the development model has become an urgent problem for development enterprises. Moreover, the development of tourism real estate in our country is still in the primary stage and lacks the mature theoretical foundation. Therefore, on the basis of reference of domestic and foreign research results, the concept of tourism real estate is discussed as a whole. It is of great significance to discuss the theoretical basis of tourism real estate development. Under the concept of international tourism island, the consumption demand of Hainan has further increased in the whole country, and Hainan has become one of the first choice places for tourism and leisure consumption in the whole country, especially in the north. International tourism island has become a new opportunity for Hainan to develop tourism, and it also provides a great opportunity for Hainan tourism real estate. The project is located in Nanhai Farm, Huangzhu Town, Dingan County, Hainan Province. It covers an area of 575362 square meters (863mu). The planned volume ratio of the project is 0.8. the total construction area of the project is 460000 square meters. How to make use of the advantage resources to make the water edge project into the tourism leisure vacation characteristic outstanding real estate project, is the focal point of this article research. Firstly, this paper discusses the related concepts of tourism real estate, discusses the theoretical basis of tourism real estate development based on the domestic and foreign research results, and analyzes the meaning and basic characteristics of tourism real estate. This paper makes a comparative analysis of the four development modes of domestic tourism real estate, summarizes their respective advantages and disadvantages, and then analyzes the opportunity threats and advantages and disadvantages faced by waterfront projects. This paper applies the model of tourism real estate development mode selection based on SWOT analysis, puts forward the development mode suitable for the project, and provides the decision basis for the developer to choose the appropriate and optimized development mode. Finally, according to the basic financial data of the project, The economic benefits of the water edge project were evaluated and the feasibility of the project was determined.
