江汉平原土地承包经营权流转市场化研究
[Abstract]:The marketization of the transfer of land contractual management right is the process of constructing a transaction place in which farmers can transfer the land contract management right with compensation, and is the inevitable stage of realizing the standardization of land circulation in rural areas. It is of great strategic significance to construct a perfect circulation market of land contractual management right, to promote the scale of rural land management in China, to accelerate the construction of modern agriculture, to promote the transfer of agricultural labor force, and to break down the dual structure between urban and rural areas. This paper takes Jianghan Plain as the research area, synthetically uses the literature research method, the questionnaire survey method and the model analysis method as well as the theory analysis method to carry on the research to the land contract management right circulation marketization. Using the Logistic binary regression model and the multiple linear regression model, this paper analyzes the current situation of the transfer market from four dimensions: the subject, the object, the price and the supporting service. The following conclusions are drawn: (1) by the beginning of 2015, farmers' willingness to transfer farmland is at a relatively low level, and the proportion of farmers leaving land is 17.99. The proportion of farmers flowing into the land is 25.17. This paper analyzes the factors that affect the willingness of farmers to transfer the right to contract management of land, and draws the following conclusions: first, from the perspective of influencing the willingness of farmers to flow out of land, the function of farmland income is analyzed. The proportion of migrant workers and the area of cultivated land have a significant impact on the willingness of farmers to leave the land. The income function of farmland is negatively related to the area of cultivated land and the willingness of land outflow, and the proportion of migrant workers is positively correlated with the willingness of land outflow. Secondly, from the angle of influencing farmers' land inflow intention, the cultural level of the head of household, the degree of understanding of farmland policy, the ability to cultivate, the function of farmland income and the willingness of land inflow are positively correlated, and the quality of cultivated land. There is a negative correlation between village collective economic status and land inflow willingness. (2) the factors influencing the transfer price of land contract management right in Jianghan Plain are analyzed, and the following conclusions are drawn: farmland income function, cultivated land quality; Six variables, such as the difficulty of mechanized farming, the length of circulation, the number of agricultural land blocks and the number of enterprises in the village, have a significant effect on the transfer price of land contract management right, among which, the function of farmland income. The quality of cultivated land and the degree of mechanization farming are positively related to the transfer price of land contract management right, and the circulation time is long. There is a negative correlation between the number of rural land blocks and the number of enterprises in villages and the transfer price of land contractual management right. (3) the market mechanism of land contractual management right transfer in Jianghan Plain is constructed and designed. It is believed that the only way to regulate the transfer of farmland, develop modern agriculture and stimulate the transfer of agricultural labor force is to construct a market for the transfer of land contractual management rights, which is in line with the basic conception of the reform of rural land system in our country's policies and regulations. Then, this paper puts forward a set of practical preliminary system from four angles of the main body, object, price system and market supporting service of the land contract management right circulation market mechanism, which is the main body, the object, the price system and the market supporting service of the land contract management right circulation market mechanism.
