住房需求对城镇居民消费倾向的影响及其区域差异研究

【摘要】:利用中国城镇居民2000-2008年间的省级面板数据,考察快速城市化及住房体制改革背景下住房需求的飞速增长对我国城镇居民平均消费倾向的影响。结果表明:购房支出对消费支出存在显著"支出替代效应";考虑内生性情况下进行两阶段回归发现:城市化、住房体制改革及住宅销售价格均对购房与消费支出比有显著的正效应,居民购房与消费支出之比对平均消费倾向影响显著为负;且上述影响存在区域差异,西部地区影响最大,中部次之,东部最小。
[Abstract]:Based on the provincial panel data of Chinese urban residents from 2000 to 2008, this paper investigates the impact of the rapid growth of housing demand on the average consumption tendency of urban residents in China under the background of rapid urbanization and housing system reform. The results show that there is a significant "expenditure substitution effect" in house purchase expenditure on consumer expenditure, and a two-stage regression under the consideration of endogenous conditions shows that: urbanization, The reform of housing system and the sale price of housing have significant positive effects on the ratio of house purchase to consumption expenditure, and the ratio of residential house purchase and consumption expenditure has a significant negative effect on average consumption tendency, and there are regional differences in the above effects, and the western region has the greatest influence. The middle is the second and the east is the smallest.
