基于居民满意度调查的广州保障房住区公共空间优化设计策略

【摘要】:广州作为一线城市,住房价格上涨快,中低收入阶层面临严重的居住问题。保障房住区的建设是政府解决中低收入人群住房问题的重要措施。自2011年起,广州的保障房建设进入加速时期,在数量大幅提升的同时如何同时保证质量是当前保障房住区建设应当重点解决的问题。 另一方面,保障房住区的使用者为城市中低收入住房困难人群,存在特定的人群特征与居住需求,而当今保障房住区的规划、设计一般套用一般城市居住区的规划、设计方法,对于符合特定居民需求的户外公共空间、公服配套等方面尚未形成足够的关注度。 本研究对广州市七个典型保障房住区的调研,通过对保障房住区居民的公共空间的观察调研,对各类保障房住区的特定居民需求、户外活动的内容与场所、公共活动空间的使用现状与存在问题进行分析与记录,总结归纳出该类型住区居民需求特征与一般城市住区的差异:保障房住区的居民中老年人所占比例更大,户外活动以休息聊天、散步等内容为主;应优先保证建筑出入口与住区组团绿地的交通联系,并在路边增设休息设施的数量,并将建筑架空层、小区组团绿地共同作为公共活动的核心,在架空层内增设乒乓球台、桌椅等设施以充分发挥其作为公共活动空间的功能。 本文主要分为四个部分进行研究与阐述: 第一章至第二章:提炼国内外对于保障房建设的研究情况,并概括国内外保障房住区建设的发展状况;确定研究目的、方法与研究框架,并对本文的主要概念进行解释; 第三章至第四章:分析解读保障房建设的国际经验,对广州市已建成保障房住区现状进行总体概括。详细阐明对广州保障房住区的调研的方法。 第五章至第六章:对保障房住区使用者的日常户外行为、对户外活动空间的需求特征进行分析,,明确保障房住区的居民与普通城市住区居民的差异。同时针对差异性提出保障房住区公共空间的设计改良策略。 本文最后结合广州七个重点调研住区的情况,提出了针对不同类型的保障房住区的具体设计改良策略。对于建设时间较早的保障房住区应重点从改善步行交通环境和增加住宅周边的休息停留设施这两方面着手进行公共空间改良;对于较新的几个保障房住区,应重点从优化休息停留空间、拓展架空层功能这两方面着手进行公共空间改良。
[Abstract]:Guangzhou as a first-tier city, housing prices rise rapidly, low-middle-income class facing serious housing problems. The construction of indemnificatory apartment residential area is an important measure for the government to solve the housing problem of low-and middle-income people. Since 2011, Guangzhou's indemnificatory apartment construction has entered an accelerated period. How to ensure the quality of Guangzhou's indemnificatory apartment construction at the same time is the key problem to be solved in the construction of indemnificatory apartment residential area at the same time. On the other hand, The users of indemnificatory apartment residential area are the people with low and middle income housing difficulties, and there are specific crowd characteristics and living needs. However, nowadays, the planning and design of indemnificatory apartment residential area are generally applied to the planning and design method of general urban residential area. For the outdoor public space which meets the needs of the specific residents, the public service matching has not formed enough attention. This study investigates the seven typical indemnificatory apartment residential areas in Guangzhou, through the observation and investigation of the public space of the residents in the indemnificatory apartment residential area. This paper analyzes and records the specific needs of residents, the contents and places of outdoor activities, the current situation of the use of public activity space and the existing problems in all kinds of indemnificatory apartment residential areas. Summing up the difference between the demand characteristics of the residents in this type of residential area and the general urban residential area: the proportion of the old people in the indemnificatory apartment residential area is larger, the outdoor activities are mainly rest, chat, walking and so on; Priority should be given to ensuring the traffic connection between the entrance and exit of the building and the green space formed in the residential area, and to increase the number of rest facilities on the roadside, and to put the building on the elevated floor, and the group green space in the residential area as the core of public activities, and to add a table tennis table to the overhead floor. In order to give full play to its function as a public activity space, this paper is mainly divided into four parts: chapter one to chapter two: refining the research situation of indemnificatory apartment construction at home and abroad, It also summarizes the development situation of indemnificatory apartment residential building at home and abroad, determines the research purpose, methods and research framework, and explains the main concepts of this paper. Chapter three to Chapter four: analysis and interpretation of the international experience of indemnificatory apartment construction, Guangzhou has completed the indemnificatory apartment residential area for the general summary of the current situation. Chapter 5 to chapter 6: to analyze the daily outdoor behavior of the users of indemnificatory apartment residential area, and the demand characteristics of outdoor activity space. The difference between the residents of indemnificatory apartment residential area and that of ordinary urban residential area is clear. At the same time, aiming at the difference, this paper puts forward the design and improvement strategy of the public space of indemnificatory apartment residential district. Finally, this paper puts forward the specific design and improvement strategy for different types of indemnificatory apartment residential area, combined with the seven key research areas in Guangzhou. For the early construction of indemnificatory apartment settlements, emphasis should be placed on the improvement of public space from the two aspects of improving the walking traffic environment and increasing the rest and stay facilities around the residence; for the newer indemnificatory apartment settlements, Emphasis should be placed on the improvement of public space from the aspects of optimizing rest and staying space and expanding the function of overhead layer.
