深圳市经济适用房适老性能评价与套型设计研究

【摘要】:21世纪中国社会老龄化、四二一家庭结构、年轻人忙于工作而忽视关注老年人等等问题,加深了中国的养老矛盾。老年人的生活照料、康复护理、医疗保健、精神文化等问题日益凸显。关注这些弱势群体的生存状态和生活品质,是体现社会公平与和谐的原则,也是作为建筑师的迫在眉睫的责任。 深圳市作为全国改革开放的窗口,经过三十几年的改革发展,经济水平和城市面貌发生了巨大的变化。深圳2007年开始大力完善住房保障制度,大力发展经济适用房、公共租赁住房和廉租房,现有经适房面积覆盖50-90平方米。今后限定套型面积的安居型商品房将成为深圳保障房的主要构成部分。随着深圳保障房的家庭人口数增加及合住老人家庭数量的激增,这一政策使得对现有经济适用房套型布局、面积以及适老性的研究显尤为重要。作为典型的移民城市,深圳住户对住房的需求有其自身的特点。针对老年人来说,深圳老人有四大特点:流动性、高龄比例小、身体好、养老观念较传统。而目前经济适用房缺乏针对老年人特点及使用习惯的套型,存在较大的不足。 本文将以深圳市现独居、与配偶居住或与年轻人一起居住的且有自理能力的60岁以上的老年人以及45-59岁的中年人作为调查对象,从环境行为学的角度出发,,利用问卷调查与访谈的方式收集数据,经统计分析后总结老年人的生活习惯特征、住宅空间使用方式及频率,同时分析不同老年人群体的行为与心理特征和生活需求,归纳适应老人日常生活方式的居住空间环境模式与影响因素结构。结合当地生活习惯特点,总结出现阶段深圳市经济适用房适老性能的评价指标体系,以及套型设计的基本策略和途径,并对此类住宅套型设计的基本规律进行初步的探索。
[Abstract]:In the 21st century, the aging of Chinese society, the family structure of April 21, the youth busy with their work and the neglect of the elderly and so on, have deepened the old-age contradiction in China. The problems of life care, rehabilitation care, medical care, spiritual culture and so on for the elderly are becoming more and more prominent. Paying attention to the living condition and quality of life of these vulnerable groups is the principle of social justice and harmony, and it is also the urgent responsibility of architects. Shenzhen, as a window of reform and opening-up throughout the country, has undergone great changes in economic level and urban appearance after more than three decades of reform and development. Shenzhen began to improve the housing security system in 2007, vigorously develop comfortable housing, public rental housing and low-rent housing, the existing comfortable housing area of 50 to 90 square meters. In the future, the flat-type commercial housing will become the main component of Shenzhen indemnificatory apartment. With the increase of the family population of Shenzhen indemnificatory apartment and the increase of the number of cohousing elderly families, this policy makes the study on comfortable housing pattern layout, area and aging become more and more important. As a typical immigrant city, the housing demand of Shenzhen residents has its own characteristics. For the elderly, Shenzhen has four characteristics: mobility, small proportion of the elderly, good health, the concept of the elderly is more traditional. But at present comfortable housing lacks according to the old person's characteristic and the use habit's set type, has the bigger deficiency. In this paper, we will take the elderly over 60 years of age who live alone in Shenzhen, live with their spouses or live with young people, and middle-aged people aged 45 to 59, who live alone and live with their spouses, as well as middle-aged people, who are now living alone in Shenzhen and living with their spouses or with young people. The data were collected by means of questionnaire survey and interview. After statistical analysis, the characteristics of life habits, residential space usage and frequency were summarized. At the same time, the behavior and psychological characteristics and life needs of different elderly groups were analyzed. To sum up the living space environment mode and the structure of influencing factors which adapt to the daily life style of the elderly. Based on the characteristics of local living habits, this paper summarizes the evaluation index system of comfortable housing's aging performance in Shenzhen during the appearance stage, as well as the basic strategies and approaches of suite design, and makes a preliminary exploration on the basic rules of this kind of housing suite design.
