【摘要】:在过去很长的一个阶段内,社会经济的膨胀性发展对环境造成了巨大的破坏,可持续发展理论受到广泛的认可,而“绿色建筑”的概念更是自提出以来就备受世界各地所推崇。绿色建筑作为建筑业的发展趋势,其特殊的项目管理模式是影响绿色建筑推广的关键因素之一。传统的建筑工程项目管理模式主要侧重于生产过程中的管理,而绿色建筑由于其对环境、资源、人文等因素可持续性发展的要求,其管理的重点已经不再只拘泥于项目的生产阶段,而是项目的全生命周期的各个重要阶段,如决策阶段、实施阶段、设计阶段、施工阶段、运营维护阶段以及项目生命的后期评价,都是影响绿色建筑项目整体效益实现的关键。绿色建筑项目全生命周期管理模式与传统项目管理模式的差别,必将决定建筑项目整体绩效的不同。本论文所研究的中心,主要目的旨在将“绿色建筑”在我国更好的推广与发展。主要的研究方法是通过传统项目管理理论与绿色建筑项目管理理论的对比,分析两种管理理论的差别,从而针对绿色建筑全生命周期的各个阶段提出系统的项目管理模式。通过研究分析,绿色建筑全生命周期的项目管理与传统项目管理的不同主要有两个方面:首先是项目管理的目的不同:传统的建筑项目对项目的环境建设追求经济化,以消耗资源作为主要的生产模式。由于其的经济效益的导向性,更强调短时期内的经济效益。而绿色建筑的项目目标则是以人居环境积极化为宗旨,节约资源,强调工程项目自身的自洁循环功能,使其具有更高的生态经济的综合价值,其经济活动的绩效也将呈现的更为立体。其次,项目管理的手段亦不尽相同:在实际的工程建设中,传统的项目管理模式更注重生产过程的管理,一般将生产过程中的管理分解成:进度管理、质量管理、成本管理等。而绿色建筑项目则要求企业在资源的投入、企业生产力的优化、产品的消费以及废弃的全过程中,将传统的依靠消耗资源的线性增长的经济体态,转变成为依赖生态型资源循环是经济稳固增长。本论文主要有七个部分组成:首先,第一章是为本文的立足点做具体介绍,明确文章的研究意义、研究内容以及研究的思路。第二章主要内容是对绿色建筑全生命周期管理理论的介绍,并将绿色建筑的项目管理模式同传统的项目管理模式从管理目的和管理手段两方面进行对比,分析两者的差别与联系。第三章、第四章、第五章和第六章是通过对绿色建筑全生命周期的各个阶段的分析,提出适用于绿色建筑的新型项目管理模式。最后为文章的结语部分,对论文得总结论述,即为实现绿色建筑项目高效精干的管理效果,不仅要注重各个环节信息管理,更应主控各个实施阶段的参与者,以确保绿色建筑项目目标的实现。本论文的研究仍存在很多欠缺与不足,所以对于本课题的研究仍会继续,希望能够在未来的研究中使课题的更加充实、完整。
[Abstract]:In the stage of a long past, the expansion of social and economic development has caused great damage to the environment, the theory of sustainable development has been widely recognized, and the concept of "green building" is since it has been proposed by the world respected. As the construction industry development trend of green building, the special project the management mode is one of the key factors affecting the promotion of green building construction. The traditional project management pattern mainly focuses on the production process management, and green building due to its environment, resources, human factors such as sustainable development, the key stage of production management has not only adhere to the project, every important stage but the entire life cycle of the project, such as decision stage, implementation stage, design stage, construction stage, operation and maintenance of later life evaluation stage and project, are green The key to achieve the overall benefit of construction project. The whole life cycle management model of green building project and traditional project management mode of the difference, will decide the performance of the whole construction project. This paper mainly aims at the center, the "green building" in the promotion and development of our country better. The main research method is by contrast the traditional project management theory and green building project management theory, management theory and analysis of two kinds of differences, and according to each stage of the whole life cycle of the green building system is put forward the project management mode. Through research and analysis, project management and traditional project management of the whole life cycle of green building is different mainly has two aspects: the first is the project different management purposes: the traditional construction project of the pursuit of economic environment construction of the project, to the consumption of resources as the main mode of production. In the orientation of economic benefits, more emphasis on economic benefits in a short period of time. While the green building project goal is the activation of human settlements for the purpose of saving resources, emphasizing the self-cleaning circulation project itself, the price has more ecological and economic value, the economic activity the performance will also appear more stereo. Secondly, the way of project management is not the same: in the actual construction of the project, the traditional project management mode, pay more attention to the management of the production process, the production process management is divided into: schedule management, quality management, cost management and green building projects. In the enterprise resource investment, optimize the productivity, product consumption and waste in the whole process, will rely on traditional linear resource consumption growth posture, change to become dependent on the ecological resources cycle by With solid growth. This paper is composed of seven parts: first, the first chapter is a specific description for the foothold, clear the research significance, research content and ideas. The second chapter is the main content of the whole life cycle management theory of green building, and green building project management mode with the traditional project management mode are compared from the two aspects of management objective and management means, both the difference and contact analysis. The third chapter, the fourth chapter, the fifth chapter and the sixth chapter is through the analysis of the various stages of the life cycle of green building, the new project management mode which is suitable for green building. The last part is the conclusion part of the article, the paper summarized discussion, namely to achieve green building project of efficient management, not only to focus on all aspects of information management, should master the implementation stage Participants to ensure the realization of green building project goals. There are still many shortcomings and shortcomings in this research. Therefore, the research on this topic will continue, hoping to enrich and integrate topics in future research.
