【摘要】：绿色建筑产业是目前积极鼓励发展的一个新兴产业。在产业发展之初，研究产业发展的特点、主要影响因素，对于指导规划绿色建筑产业的发展有重要的意义。通过相关的研究可以使产业在发展的进程中少走弯路。本文首先从研究绿色建筑产业内涵开始，运用产业关联和产业链理论，将绿色建筑产业定义为以绿色理念为核心，以房地产为表现形式，包含绿色建筑设计、绿色建筑施工、节能环保建筑材料设备制造以及与建筑物相关的物业管理、园艺景观、金融、培训等相关内容的产业体系。然后通过研究绿色建筑产业的国内外发展现状，结合产业生命周期理论，归纳出绿色建筑产业生命周期历程。得出我国绿色建筑产业正处于生命周期阶段中的成长期初期的结论。其次基于比较优势理论，研究了我国绿色建筑产业产业链上各个主体的发展现状和特征，发现我国的绿色建筑研究机构多集中在那些研发环境好，科技活动活跃的地区。而绿色建筑房地产项目多集中在那些经济实力强的城市，房地产开发商往往是拥有丰厚的资本能力和技术水平。并通过静态和动态两种分析方法发现，绿色建筑产业的空间分布也呈现出由集中于沿海城市向内陆城市转移的现象。然后通过实证分析，发现影响我国绿色建筑产业集聚的主要因素是城市经济总量和地方政府的行政力量，其中地方政府的行政力量是主导因素。最后本文对绿色建筑产业的发展提出了一些建议，包括一是加强地方政府的宏观调控能力，，二是完善绿色建筑的激励制度，三是优化绿色建筑产业区域布局，以进一步发挥产业空间地理集聚带来的有利影响，消除过度集聚给产业带来的消极影响。
[Abstract]:Green building industry is a new industry to encourage the development of the industry. At the beginning of industrial development, the characteristics of industrial development, the main factors affecting the development. It is of great significance to guide the development of green building industry. This paper begins with the study of the connotation of green building industry, applies the theory of industry association and industry chain, defines green building industry as the core of green concept and real estate as the form of expression, including green building design. Green building construction, energy conservation and environmental protection building materials and equipment manufacturing and building related property management, horticultural landscape, finance. Training and other related content of the industrial system. Then through the study of green building industry development at home and abroad, combined with industry life cycle theory. The life cycle course of green building industry is summarized, and the conclusion is drawn that the green building industry in our country is in the initial stage of life cycle. Secondly, based on the theory of comparative advantage, this paper studies the development status and characteristics of each main body in the green building industry chain in China, and finds that most of the green building research institutions in China focus on those research and development environment. Areas where science and technology are active. Green building real estate projects are concentrated in economically powerful cities. Real estate developers often have rich capital capacity and technical level, and through static and dynamic analysis of the two methods found. The spatial distribution of green building industry also presents the phenomenon of transferring from coastal cities to inland cities. Then through empirical analysis, it is found that the main factors that affect the agglomeration of green building industry in China are the total amount of urban economy and the administrative power of the local government, among which the administrative power of the local government is the leading factor. Finally, this paper puts forward some suggestions for the development of green building industry, including strengthening the macro-control ability of local government, perfecting the incentive system of green building, and optimizing the regional layout of green building industry. In order to further exert the beneficial effect of industrial spatial geographical agglomeration and eliminate the negative effect of excessive agglomeration on industry.
